Demand for flexible office spaces has hit new high notes post the pandemic, with major companies and businesses including start-ups now opting for co-working. Latest ANAROCK data reveals that out of a net absorption of approx. 20.8 Mn sq. ft. across the top 7 cities in H1 2022, the share of co-working spaces stood at 20%. Back in H1 2021, its share was just 6% of net office absorption of approx. 9.33 Mn sq. ft.

In contrast, the share of IT/ITeS sector – India's leading office demand driver - declined from 49% in H1 2021 to 36% in H2 2022. However, this decline is largely because many IT companies are now also preferring flexible spaces to regular office spaces.

In terms of net absorption across the top 7 cities in H1 2022, Bengaluru and Hyderabad remained on top, comprising 50% of total demand share.
  • Bengaluru, Hyderabad and Chennai - the top Southern cities - together witnessed net office absorption of approx. 12.2 Mn sq. ft. Of this, 18% or approx. 2.23 Mn sq. ft. was by coworking players.
  • Western markets of MMR and Pune saw net absorption of nearly 5.45 Mn sq. ft. Of this, 27% or approx. 1.5 Mn sq. ft. was by coworking players.
  • In NCR it stood at approx. 2.75 n sq. ft. Of this, 15% or approx. 0.41 Mn sq. ft. was by coworking players.
  • In Kolkata, merely 0.4 Mn sq. ft. office space was absorbed. Of this, 14% or approx. 0.06 Mn sq. ft. was by coworking players. 

Anuj Puri, Chairman ANAROCK Group, says, "Coworking has received a major boost after Covid-19 disrupted the previous status quo. A major factor driving demand is that these spaces are not concentrated in just the city centres or major employment hubs; they're spread across different areas, including the housing-intense suburbs. Coworking spaces are now also operating out of malls and hotels across cities. Many large office parks are also housing coworking spaces. This helps companies to remain closer to their employees and offer them flexibility.”

Backed by rising office space demand, average monthly office rentals are also seen to be rising across the top cities:
  • NCR and Hyderabad each saw a 5% rise in avg. monthly office rentals in H1 2022 compared to same period in 2021. Currently, the avg. monthly office rents in NCR are at INR 80 per sq. ft. while in Hyderabad it is INR 60 per sq. ft
  • Bengaluru and Pune each saw a 4% yearly rise. The avg. monthly rentals in these IT hubs by the end of H1 2022 stood at INR 81 per sq. ft and INR 72 per sq. ft., respectively
  • MMR, Chennai and Kolkata witnessed a 2% rise each in avg. monthly rentals in this period. In MMR, the avg. office rentals are the highest among the top 7 cities at INR 128 per sq. ft.; in Chennai they are INR 61 per sq. ft., and Kolkata has the lowest at INR 53 per sq. ft.

WeWork gets $1.1 Billion in Debt Financing from Softbank


Troubled co-working firm WeWork has secured $1.1 billion in debt financing from its existing investor Softbank. According to reports, the co-working startup, , which is owned by Embassy Group, has slashed its cash burn rate almost in half from the end of last year and obtained a $1.1 billion commitment in new financing from majority owner SoftBank.





Last year, Wework was valued at an attractive $47 billion and was even heading for an IPO, it however fell to a mere $2.9 billion valuation and is now subject to the wrath of the coronavirus pandemic.





The co-working firm said in an e-mail to employees that its second-quarter results show the coronavirus pandemic has hurt business but its financial position remains strong.





"Our early efforts to become a more streamlined, cash-conscious organisation puts us in a better position to adapt quickly, navigate new realities and deliver our future business objectives," said Kimberly Ross, the Chief Financial Officer of WeWork, in the e-mail seen by Reuters.





Revenue in the quarter reached $882 million, a nine per cent increase from a year earlier, Ross said. WeWork in the first quarter reported revenue of $1.1 billion, the first time they had exceeded nine figures, and its cash burn was $482 million.





In a recent interview to Forbes, SoftBank head Masayoshi Son had said, -





We paid too much valuation for WeWork, and we did too much believe in the entrepreneur. But I think even with WeWork, we’re now confident that we put in new management, a new plan, and we’re going to turn it around and make a decent return.





WeWork's membership stood at 6,12,000 reporting an 11.6% quarterly decline, indicating that the coronavirus pandemic and people working from home have hit the company.





In May this year, WeWork India signed an office deal with Commonwealth Bank of Australia and reportedly closed deal of 2400 seats office at WeWork's Manyata tech park facility in Bengaluru.

WeWork Sues Japan's SoftBank for Backing Out of Deal

Office-sharing giant WeWork on Tuesday sued SoftBank claiming the Japan-based technology investment group breached its contractual obligations by backing out of a USD 3 billion rescue plan.

The lawsuit filed in a US court in Delaware came just days after SoftBank said it was backing out of the plan to purchase WeWork shares to shore up the finances of the struggling sharing economy giant.

WeWork's board of directors called the SoftBank action "a clear breach of its contractual obligations" under an agreement between the two firms last year as well as a breach of SoftBank's fiduciary obligations to the firm's current and former employees who were to sell their equity.

The complaint alleges SoftBank yielded to pressure from "activist investors" and made the move after it had "received most of the benefits" under the deal, including control of WeWork's board.

WeWork is asking the court to force SoftBank to live up to the agreement or pay damages.

Last week, SoftBank said it was terminating the agreement, claiming WeWork failed to live up to its obligations and cited "multiple, new, and significant pending criminal and civil investigations" surrounding WeWork and its co-founder Adam Neumann.

Neumann was to have received an estimated USD 1 billion from the SoftBank investment.

The deal also would allocate some USD 450 million to current or former WeWork employees who have equity in the group.

A WeWork board special committee said it "regrets the fact that SoftBank continues to put its own interests ahead of those of WeWork's minority stockholders."

The move by SoftBank marked a dramatic turn of events at troubled WeWork, once hailed as a shining unicorn valued at USD 47 billion.

Things began to unravel last year as WeWork lost cash and cancelled its share offering, with Neumann pushed out -- albeit with a generous package.

The tender offer would have most benefited Neumann, his family, and major institutional stockholders like Benchmark Capital, SoftBank Group said.

SoftBank has said its decision would not impact the day-to-day operations of WeWork.

The Japanese firm and its Vision Fund have already committed more than USD 14.25 billion to WeWork.

The lawsuit claims SoftBank took the action in part due to growing losses in its other investments, including its massive technology investment fund.

SoftBank has seen its stock sink in recent weeks on worries about the liquidity of the heavily indebted company, as global financial markets are roiled by fears about the economic consequences of the pandemic. (AFP)

Number of Coworking Centres likely to Double or Treble in 2 Yrs: Anarock

The number of centres of large coworking operators in the country is likely to double or treble in the next two years as the segment has gained momentum, a leading real estate consultant said on Friday.

In the coworking space, top seven operators - Cowrks, WeWork India, Awfis, Regus, Smartworks, 91springboard and OYO Workspaces - have more than 350 centres across cities in the country, Anarock Property Consultant managing director Anuj Puri said.

"This number is likely to double or even treble in the next two years, given the rate at which these leading players actively leased spaces across major cities in 2019," he said.

Currently, there are more than 200 coworking players operating across the country, Puri said.

Despite the WeWork debacle in the US raising questions about the future of the coworking business, the segment has emerged as a "viable asset class" for landlords and operators in India, he said.

"Millennials are set to form 50 per cent of the global workforce by 2020. This influential segment has been at the core of the coworking story in India and will continue to drive demand for such spaces in the country," Puri said.

The coworking market has grown by leaps and bounds and the supply was about 7-7.5 million sq.ft. area by end of 2018, he said. By end of 2019, the coworking space crossed 12 million sq.ft. mark, he said.

"The current lease-based structure does not offer much flexibility and cost efficiency. In 2020, it is likely to see the rise of ownership model, developed in partnership with landowners, developers or the space providers," Puri said.

This arrangement will create built-to-suit spaces that are customised as per the tenant's needs, he added. PTI BSM

Jharkhand gets its 1st Govt-Run Co-Working Facility; To Select 12 Startups


The first government-run co-working space was inaugurated at the Atal Bihari Vajpayee Innovation Lab (ABVIL) in Kanke road in Ranchi, Yesterday.





With 24 workstations in total, this is the first such initiative to provide a workspace to the startups from all over Jharkhand in the state capital.





The facility will be made available for operations to 12 startups selected by ABVIL completely free of cost. 





Two workstations will be allotted to each startup as per their requirement and they can also exchange ideas and learn about marketing initiatives from the team at ABVIL at the same time.





ABVIL is an initiative by Government of Jharkhand in association with Indian Institute of Management (IIM) Ahmedabad to build a world-class innovation and entrepreneurship ecosystem in the State. 





“The startups will be getting a token amount before the election season begins across the country. They have been promised a monthly stipend and they will be receiving the same the next week,” said Vinay Kumar Choubey, secretary of the department of information technology and e-governance of Jharkhand.





The startups selected for incubation by ABVIL are supposed to receive a monthly stipend of Rs 8,500 for each member for up to three members per startup and Rs 10,500 for women members. While 49 such startups have been selected till date, 20 have completed the documentation,” Umesh Prasad Sah, director of information technology in Jharkhand and interim CEO of ABVIL, said.





The community plug and play workspace will be a major step towards development of the concept of community offices in Jharkhand. “As of now, we are providing the space and services free of cost to the startups selected by ABVIL. When the building at for ABVIL Ratu Road is ready, we will also be renting out workstations in community workspaces so that more startups have a chance at accessing affordable workspaces in Jharkhand,” Sah said.





D K Singh, director of Dhanbad-based BIT, Sindri, also welcomed the startups whose ideas have been selected for incubation at ABVIL. “The doors of BIT Sindri is also open for the entrepreneurs who are based in or near Dhanbad as we are also offering our Institute premises for co-working space from April this year. They are welcome to use our resources free of cost to set up their startup ideas into functional business models,” Singh said.





The present entrepreneurs on the occasion also welcomed the move by the department. Hemlal Mahato, a Giridih-based farmer who has started an organic farming-based startup with his fellow villagers said, “Having a corporate presence in the state capital is very crucial to building a market for any startup. The decision to provide us an office space free cost is a huge relief, as we can now have our team members working from Ranchi."

The first WeWork Labs opened in New York’s SoHo in April 2011 and about 1,000 start-ups are part of WeWork Labs across the globe.

Gurgaon-based GoWork, a start-up that offers co-working spaces, plans to invest $1 billion (~ Rs 6,500 crore) over the next five years in setting up its 50 shared offices across India.

Owned by Nimitaya Group, GoWork's one centre in Delhi will come up by June while another one in Bengaluru will also come up by the end of this year. "We are in initial discussions with private equity players to raise funds," Sudeep Singh, chief evangelist, GoWork, said in a media statement.

The first GoWork first facility in Gurgaon is the largest is the world with 12,000 seats capacity, an area of 4.5 lakh sq feet and can house 8000 people. Located 100 metres away at Udyog Vihar Phase 2 in Gurgaon the second facility which today is the second largest facility in the world is 3.5 lakh square feet and can seat 5000 people.

GoWork, which offers co-working spaces to corporates, small and medium enterprises, start-ups and entrepreneurs, also plans to start a ‘Frustration Room’ in all its centres, which will help the professionals in managing their stress. One can go to the frustration room which will have sound-proof walls, and shout loudly or can just break things kept in the room to vent their anger or stress, Singh elaborated. As of now, the company plans to keep an old car for breaking with a hammer and safety gloves.

We are also in discussions with other firms to set up a creche facility in our centres, which will support working mothers as well as single parents, he said. GoWork already has Cox & Kings, Lifelong, Impactify, Flying Fur, WIP and Fixxoo as their clients. The start-up, which is in talks to raise $150-200 million with private equity firms this year, had raised its first round of funding from a family group Nimitaya Group.

GoWork operates on 80:20 model of ownership and leasing of spaces, and going forward, will maintain this, Singh said. The company wants to be present in every metro in the next five years apart from other cities and towns.

In the same month, Huddle, a co-working incubator launched its centre and resumed its services in Cyber City Gurugram.

Last July, Delhi-based co-working startup Gurukul has received an undisclosed amount of funding from Indian international cricketer Yuvraj Singh. In the same month an another c-working spaces startup iKeva launched its shared offices in Gurugram And Mumbai.

In October, Haryana state government had also announced to open an entrepreneur centre in Gurugram.

Prior to this, the state govt had also announced setting up of first Centre for Innovation and Entrepreneurship (CIE) in Gurugram under Haryana's new state startup policy.

As per the Crunchbase website, WeWork has raised nearly $10 billion in funding since it was launched.

In the same month, Huddle, a co-working incubator launched its centre and resumed its services in Cyber City Gurugram.

Last July, Delhi-based co-working startup Gurukul has received an undisclosed amount of funding from Indian international cricketer Yuvraj Singh. In the same month an another c-working spaces startup iKeva launched its shared offices in Gurugram And Mumbai.

In October, Haryana state government had also announced to open an entrepreneur centre in Gurugram.

Prior to this, the state govt had also announced setting up of first Centre for Innovation and Entrepreneurship (CIE) in Gurugram under Haryana's new state startup policy.
