Development Bank of Japan Inc. (DBJ) has made its first real estate investment in India, committing capital to HDFC Capital Development of Real Estate Affordable and Mid-Income Fund (H-DREAM Fund), managed by HDFC Capital Advisors Limited, the real estate private equity arm of the HDFC Group.

HDFC Capital is one of India’s largest real estate private equity funds, with a focus on affordable and mid-income residential real estate. Its funds combine to create a platform in excess of US$4.5 billion. The H-DREAM Fund has a target fund corpus of US$500 million with a greenshoe of US$500 million, with current investor commitments in excess of US$350 million.

The investment by DBJ in H-DREAM Fund marks a significant milestone in DBJ’s international investment strategy. H-DREAM Fund is among the first real estate funds globally to champion the development of green, affordable and mid-income housing.

H-DREAM Fund finances projects that prioritise affordable and mid-income housing, while implementing the Excellence in Design for Greater Efficiencies (EDGE) green building framework, in line with global sustainability standards.

H-DREAM Fund’s adoption of IFC’s E&S Performance Standards and EDGE Green Building Framework ensures sustainability gets embedded in every project.

HDFC Capital Invests ₹ 1,300 Crores in Total Environment, with a Potential GDV of ₹ 10,100 Crores

HDFC Capital, the real estate private equity arm of HDFC Group, has partnered with Total Environment, one of South India’s leading real estate developers, to form a ₹1,300 crore platform for the development of high-quality homes in Bangalore.

This strategic collaboration will add an additional 6.5 million square feet of new residential projects to the ongoing 16 million square feet of residential projects being developed by Total Environment. The new residential projects will have a combined GDV of ₹10,100 crores, which will be delivered over the next four to five years.

The partnership will develop sustainable greenfield residential projects enhancing the city’s housing landscape by providing quality living spaces for its residents.

This platform marks the fourth investment by HDFC Capital in Total Environment, highlighting their strategy of partnering with top-rated developers. Two of the three existing investments have resulted in successful exits, creating significant value for all stakeholders.

HDFC Capital Invests Rs. 300 Cr in Total Environment

HDFC Capital, through it’s recently raised off-shore fund has made it's first equity Investment of Rs. 300 Crores, with the Bangalore-based Total Environment Group.

This investment brings in financial closure for our 5 major projects currently under construction and will enable us to immediately infuse Rs. 400 cr into the construction of these projects with the single  objective of accelerating delivery, said Kamal Sagar, Founder and Director of Total Environment.

The group which completed 20 years earlier this month, has delivered 30 projects in Bangalore and Pune and earned itself a reputation for high quality design and construction in a very difficult industry. In it’s new projects, the group is also venturing into smaller, more affordable homes, but with the quality and all the features of a typical Total Environment Home.

"The company will now focus all its efforts on hastening the pace of construction in order to be able to deliver quickly", added Kamal.
